Roofing Material Policy

 

Effective April 1, 2023

The section of the VAC HOA Deed Restrictions that apply to this policy are:

Section 3.06(c) - Roofing shall be textured or semi-textured asphalt shingles, wood shakes, slate or tile.

Policy

To maintain a balance between individual rights and Section 3.06(c) the following policy is established.

In general

  1. The color of the roofing material chosen should be neutral and blend in with the rest of the community. Care should be taken not to over-emphasize the roof.

    1. The same color must be carried across the entire roof. The entire roof must be only one color.

    2. No patterns, letters, numbers, characters can be built into the shingle design. You cannot put your house number, for example, on your roof.

  1. Metal roofing in the following styles shall be approved within the limits defined in the Deed Restrictions, i.e.: roofing made to look like asphalt shingles, wood shakes, slate or tile.

  1. Traditional flat metal roofing will NOT be permitted. Exceptions may be permitted for porches, gazebos, etc. 

  1. Installing a new roof, no matter what material will be used, requires the submission of an Application for Exterior Modification

prior to work beginning.

a.      The application must include all information the Architectural Review Committee needs to decide, i.e.: color, style, material, who will be doing the work, etc.

b.     As with any application, if the committee denies your application you can appeal to the Board of Trustees.
